We provide mobile and manufactured home closing services across Central Pennsylvania, including Adams, Berks, Chester, Cumberland, Dauphin, Franklin, Juniata, Lancaster, Lebanon, Northumberland, Perry, Schuylkill, Snyder, Union, and York counties. If a transaction is outside these areas, please contact us to confirm availability.
If a table transfer is not available, documents will be sent to PennDOT for processing to complete the ownership transfer.
Yes. We provide manufactured home–specific services for homes located on owned land or private property. However, the real estate transaction itself is handled by a settlement or title company, who will coordinate with us to manage the manufactured home portion of the closing.
Yes — financing can affect timing. We will still handle ordering taxes, confirming ownership, and preparing the Settlement Statement and Bill of Sale. However, with most lenders, the closing is dry, meaning funds are not disbursed at the table. Lenders must receive and audit original loan documents first, which can take up to two weeks before funds are released.
