When your client is ready to make an offer on a mobile home in a community, make sure they use the right paperwork with the Standard Agreement for the Sale of a Manufactured Home on Leased Land (PAR Form ASMH). This form is specifically designed for mobile homes and includes crucial details like lot rent and community rights that regular agreements just don’t cover.

Once both sides have signed the contract, its imperative that you send us a copy as soon as possible by clicking 'Order' below. We will then reach out to the agents or involved parties to collect important details like commissions, fees, ID docs, and utility info. While we handle that, we’ll get the necessary tax certifications from local agencies. Meanwhile, buyers should contact the community for approval, reach out to their lender for the loan application (if financing), and schedule any required inspections. After everything is finalized, we'll prepare the HUD-1 Settlement Statement and Bill of Sale, and set a closing date.

Our team is comprised of authorized notary publics employed by a full agent which allows us, in most cases, to transfer ownership of the mobile home at the closing table. If this service is not able to be offered for your transaction, documents will be sent by overnight delivery to Department of Transportation for processing.
We provide specialized services for mobile homes on private property/land, but we don’t handle the transaction ourselves. To get started, just reach out to a settlement company. They'll coordinate with us to ensure your mobile home needs are met while they manage the real estate side and set up a title insurance policy for the property.
When a buyer is financing their purchase, it changes the process a little bit. Our office will still take care of the essentials like ordering taxes, confirming ownership, and providing a HUD-1 Settlement Statement and Bill of Sale, but the lender will handle the ownership transfer and will collect the associated fees. Keep in mind that with most lenders, the closing is dry, meaning no funds are disbursed at the table. They need to receive and audit the original loan documents first, which can take up to two weeks before you see any funds moving.
