We offer a clear, transparent fee structure for manufactured and mobile home closings. The fees below reflect standard charges and do not include real estate commissions, lot rent, taxes, prorations, or other transaction-specific costs.

Effective July 1, 2026, there will be a change in our fees and pricing. Current fees will apply to all contracts received prior to July 1, 2026.
Confirmation of the home’s tax status through the local tax authority. Amount varies by municipality.
Notarization of required seller documents.
A separate signing appointment will be scheduled at a mutually convenient time for sellers who are unable to attend the scheduled closing. Advance notice is required.
Electronic transfer of seller proceeds.
Overnight delivery of documents or payoff.
Coordination of closing, including settlement services and required documentation.
State fee required to complete the title transfer. An additional fee of $36.00 is required if a lien is recorded on the title.
Notarization of buyer closing documents.
Coordination of closing, including settlement services, required documentation, and lender coordination through post-closing disbursement.
Electronic transfer of buyer funds.
Overnight delivery of documents.
For transactions requiring closing in under 10 business days. Subject to availability — please contact us before requesting this service to confirm your transaction qualifies.
Additional or non-standard services may result in additional fees depending on the transaction.
